- We provide starter supplies for our guests: 1 single use shampoo and bar of soap per bathroom, 1 sponge, 2 dishwasher tablets, 1 laundry detergent packet, 1 roll of paper towels, 1 small liquid dish soap, and 2 rolls of toilet paper per bathroom. 2 trash bags for kitchen trash can, 1 trash bag per trash can located outside in the bear cage (total of 4 trash cans outside) All other cabin supplies will need to be provided by the guests i.e. charcoal, etc. - Early check-in and late check-out requests are subject to availability and a $20 fee. Please contact us in advance to confirm. - if you need a scheduled trash pick up there is a $45 service fee - DO NOT USE FIREPLACE, guests are not permitted under any circumstance. - DO NOT USE LIGHTER FLUID for BBQ grill. Only self igniting charcoal that does not require lighter fluid. - we recommend to bring bottled water and ice. - in the mountains of east Tenneesee you will encounter wildlife, not limited to bears, deer, rodents, raccoons, critters, insects, etc., these are normal and usual for all of East Tennessee - the last 1/2 mile of the road leading to the cabin, some guests may consider the road steep, during snow season we recommend an AWD vehicle. - food, beverages, spices, condiments, bagged ice are not provided. Guests are responsible for such items. - hottub - use at your own risk. If you have sensitivity to pool or hottub chemicals we advise that you do not use the hottub. - there is no pool table - communicate with the host only through the Airbnb App

- unapproved late checkouts will incur a charge of $150 which is a pass-through fee charged by the cleaning company for delays and the need to send additional housekeepers. You must have a text on the app stating your late check out of the specified time has been approved. - No smoking inside the cabin - Hot tub outside - per CDC and industry standard, we use bromine as a sterilant, at times can cause rashes, especially in young children - Hot tub outside - after every stay we change the water and due to volume of water change the temperature may not be as hot as expected, heating can take more than 6 hours when set at 100-102 degrees - there is pet fee per stay for up to 2 pets, if guest does not inform of pets then host reserves the right to cancel reservation. If there are more than 2 pets then guest must have host approval. -guests may not attempt to not pay the pet fee by having unapproved pets on the property - charcoal BBQ park grill located in the back of cabin, charcoal is not included, we ask that guests purchase self igniting charcoal, lighter fluid is highly flammable and a cabin hazard. - all pet feces must be picked up by guests - east Tennessee wildlife can be encounter at this property including but not limited to black bears, deer, wild turkey, birds, raccoons, etc. exercise caution and take proper safety precautions. - do not leave food or beverages in vehicles at the property, animals will attempt to enter the vehicle if food is present - do not attempt to operate wood fireplace in main level living room. We stayed for 6 nights for my kid's spring break. The cabin was perfect for our large group! We had a couple of bears that visited daily and enjoyed watching them.

The cabin was great, and the views were amazing, just as advertised. There was more than enough room. My sons loved the game room downstairs. The location was ideal for us: far enough from town to be quiet, but only a short drive away when we wanted to go, and it is very close to the park entrance. The host was responsive but not very chatty. We had a minor maintenance issue the first night, which was responded to and resolved promptly. One highlight was a frequent bear visitor near the cabin. We would stay again.
